The Facility Maintenance Manager is responsible for overseeing the maintenance, repair, and operational efficiency of the facility and its equipment. This role ensures a safe, clean, and functional environment by managing preventative maintenance schedules, supervising maintenance teams, and responding to emergencies. The Facility Maintenance Manager acts as a liaison between senior leadership, landlords, vendors, and other stakeholders to resolve complex maintenance issues and ensure compliance with safety and operational standards.
Team Supervision and Coordination:
- Coordinate and supervise building attendants and Building Maintenance Specialists across the site.
- Provide clear work instructions, monitor performance, and assign tasks to team members.
- Document onsite maintenance activities and keep accurate maintenance records.
Preventative Maintenance:
- Develop, implement, and manage preventative maintenance schedules for the facility and its equipment.
- Ensure all equipment is in proper working order and available for use.
- Conduct regular inspections of building roofs, plumbing, electrical systems, mechanical rooms, and HVAC, Etc.
Emergency Response and Preparedness:
- Respond promptly to urgent building maintenance and equipment emergencies.
- Maintain and administer building evacuation and emergency action plans.
- Participate in emergency preparedness planning teams and support related efforts.
Repairs and Maintenance:
- Perform repairs in plumbing, electrical, mechanical, carpentry, housekeeping, and painting, as needed.
- Install new building equipment and systems as required.
- Ensure all repairs are conducted according to service requests and standards.
Vendor and Stakeholder Liaison:
- Act as a liaison between senior managers, leadership, landlords, vendors, and suppliers to resolve specialized maintenance issues.
- Monitor and manage vendor performance to ensure quality and timely service delivery.
Budget and Expenditure Monitoring:
- Monitor routine maintenance expenditures and ensure alignment with the approved budget.
- Track and report on budget variances, providing recommendations for cost control and efficiency improvements.
Facilities Management Software:
- Monitor, update, and maintain Facilities Management (FM) software and work orders to ensure accuracy and timely resolution of maintenance tasks.
Compliance and Documentation:
- Maintain records and documentation of completed work, inspections, and equipment maintenance.
- Ensure compliance with safety, health, and environmental standards in all maintenance operations.
Continuous Improvement:
- Identify opportunities for improving facility operations and maintenance processes.
- Train and mentor team members to build technical skills and enhance performance.
Other Duties:
- Perform other tasks as assigned to support the overall efficiency and functionality of the facility.
Required Skills and Competencies
Qualifications:
- Education:
- Bachelorβs degree in Facilities Management, Engineering, or a related field preferred. Equivalent work experience will be considered.
- Experience:
- Minimum of 5 years of experience in facility maintenance, with at least 2 years in a supervisory or managerial role.
- Hands-on experience in plumbing, electrical, mechanical, and general building maintenance.
- Skills and Competencies:
- Strong knowledge of preventative maintenance practices and systems.
- Proficiency in Facilities Management (FM) software and work order systems.
- Excellent problem-solving and troubleshooting skills.
- Strong leadership and team coordination abilities.
- Effective communication and interpersonal skills.

Work Environment:
- Primarily works in a facility environment with regular exposure to building systems and equipment.
- Requires occasional physical work, including lifting and operating tools and equipment.
- May involve after-hours availability for emergencies or urgent maintenance needs.
