Assistant Project Manager – Moss & Associates, LLC – 2101 North Andrews Avenue, Suite 300, Fort Lauderdale, FL 33311

DUTIES: Manage preconstruction by reviewing owner expectations/criteria, negotiating owner contracts, reviewing design documents, identifying key subcontractors, investigating sites, and identifying long-lead items. Aid in creating bid packages, schedules, and site utilization plans. Coordinate and obtain permitting. Conduct pre-bid conferences, identify project staffing requirements, and provide value engineering ideas. Manage project financials by development of a GMP or Lump Sum contract and maintain continuous knowledge of jobsite expenditures. Analyze financial ability of subcontractors to perform, prepare revenue projections, and manage cash flow. Develop and maintain PFR and LCR, set up project schedule of values, and approve miscellaneous job expenditures. Develop and maintain financial reports and prepare and process monthly owner requisitions. Manage change order process, assist in loss-control management, administer owner purchase program, and enforce company bonding and insurance policies. Study owner contracts, develop scopes of work, set up and maintain filing system, set up JMIS/Iris System, develop purchasing schedule, and obtain insurance and bonds. Establish schedule of project meetings, develop and manage QC and safety program, set up and distribute project directory, and mobilize onto site. Comply with contract requirements, coordinate with corporate scheduling, distribute detailed project schedules, prepare resource loaded schedules, prepare monthly updates, and develop lookahead schedules. Mentor and provide direction to the staff, conduct staff meetings, disseminate company policy/information, and promote morale. Administer document control, RFI process, and critical items list. Prepare monthly reports. Conduct project meetings. Evaluate and respond to project risks. Conduct trade preconstruction meetings, coordinate subcontractors and vendors, coordinate permit inspections, and maintain subcontractor relationships. Manage shop drawing process, material expediting process, daily cleanup, and rental equipment. Coordinate specialty inspections. Interact regularly with Owner and comply with client needs. Manage project closeout and post construction services. Obtain and deliver warranties and transfer attic stock, demobilize field operations, collect final payments and deposits, close out subcontracts, submit project history reports, complete asset transfers, obtain client referrals, and archive project records. Obtain certificates of occupancy and other government approvals, submit “as-built” drawings, submit operation manuals, complete punch list, coordinate owner move-in/start-up, and finalize owner training programs. Participate in company-sponsored events, task team committees, industry-related organizations, college recruiting, and Project PR events. Engage in training programs, continuing education programs, and seminars and conferences. Coach and train Project Engineers and interns to get results through them and help with career development. Perform all other job duties and responsibilities as assigned.

REQUIREMENTS: Bachelor’s degree in Construction Management, Civil Engineering, Engineering, or a related field required. Two years of construction industry experience required as a project engineer or senior project engineer, including: any experience with construction project management applications; any experience interfacing directly with owner representatives, A/E teams, building departments, and team members; and any experience with basic finance skills. Associate in Project Management Certification (CAPM) required. LEED Green Associate Certification required. Construction Stormwater Inspector Certification required. OSHA 30 Certification required. AHA Heart Saver First Aid/CPR/AED Certification required. Remote Pilot (Drone Pilot Part 107) Certification required. Will work in various unanticipated locations throughout the U.S.
